Buying a Property

Our goal is to ensure that the property you’re buying fulfils all legal requirements. We recommend a thorough review of the Section 32 Vendor Statement and Contract of Sale for your prospective property. This way, you can be confident that everything is in order and that you’re making the right choice.

Once you’ve identified a property of interest, complete the Contract Review Form. We will review the Contract and Section 32 documents and provide our review to you within 48 hours. We then coordinate with your real estate agent, bank or mortgage broker, and the vendor’s solicitor to ensure everything proceeds smoothly at settlement.

In-person consultation

We meet with you in person to discuss your priorities, outline your Estate Plan, and guide you through the next steps to ensure everything is completed efficiently and in accordance with your wishes.

Zoom consultation

We offer Zoom consultations to discuss your Estate Plan, address your key concerns, and explain the process moving forward. For your convenience, we offer limited evening availability for Zoom consultations. If this option works best for you, please let us know.

Estate planning fact sheet

You can fill out our Estate Planning Fact Sheet, which enables you to outline your wishes and instructions clearly. After reviewing your completed Estate Planning Fact Sheet, we will get in touch with you to arrange a Zoom meeting to go over your responses and ensure all your concerns are fully addressed.

How much does conveyancing cost?

For a residential purchase or sale, our professional fees start at $1,650 plus GST and disbursements. Disbursements include property searches, certificates, and settlement fees, depending on the specific certificates required.

A Section 32 Vendor Statement is a legal document that a vendor must provide to a prospective purchaser before signing a contract. It contains important information about the property including title details, mortgages, outgoings, and any notices affecting the property.

A contract review for less than 120 pages is $350 plus GST. For contracts more than 120 pages, OTP, or vacant land it is $650 plus GST. Building contracts are $500 plus GST and retirement village contracts are $850 plus GST.

We also assist with Residential Off The Plan and Land Purchases), Sale of Commercial Property , Retirement Village Purchase and Sale , Spousal Transfers, Survivorship Applications, Caveats, Mortgage Discharges, and Deceased Estate Transfers.
